The Major Differences Between Residential and Commercial Heating and Cooling Systems

At a glance, both commercial and residential HVAC systems should be relatively similar. They perform the same functions of heating, cooling, and controlling the moisture inside the building. But when one considers the overall size of each building, things get a little different. 

A 2,000 square foot house is much smaller than an 80,000 square foot commercial building with several floors and many different offices. In fact, the differences in size and capacity in the buildings necessitate differences in the types of HVAC systems that end up being installed on commercial and residential buildings.

Perhaps the most apparent difference between the two is the size of the systems. The size of the system is somewhat proportional to the size of the building. As such, residential units are much smaller than commercial units. 

They also differ in the placement of the unit itself. In homes, the unit is split between the inside and outside. The outside unit tends to be on the side or sometimes the back of the house. At commercial buildings, the units are typically placed on the top of the building to keep them out of the way and keep noise pollution down. However, both systems need to be carefully planned to work for the particular house or commercial building for optimal performance. 

How Complex the System Is

Since the needs of commercial buildings differ and may change constantly, the HVAC unit needs to be up to the task of keeping up with these changes. For this reason, commercial HVAC units are modular, so it’s possible to make changes to the system easily. On the other hand, residential HVAC units are standalone. They are meant to be relatively straightforward and simple in their design and their capacity for cooling and heating. 

Commercial systems are necessarily more complex than residential systems. They are made differently regarding major components like blower fans, thermostats, dampers, evaporators, and compressors. Commercial units also consume more power because they must heat or cool a much larger area than residential. 

Maintenance and Mechanism of Unitletters

There is also a big difference in maintenance and mechanism. The mechanism of a commercial heating and air conditioning unit is entirely dependent on how it will be used at the building. This also has to do with the complexity of the system since commercial units are designed with all the parts housed together in one unit. Residential systems have two different units, effectively splitting the parts into separate locations. 

This also affects how maintenance is performed. In a commercial building, maintenance takes place out of sight on the roof of the building. If modifications need to happen on a commercial unit, they can be done fairly easily. Residential units are not designed for modification, and the technician must perform checks on both units inside and outside the house.
