‘Tis the Season for Water Heater Repair

The water heater is the heart of any household. Homeowners rely on hot water for numerous tasks, from washing hands, dishes, and laundry to getting into the shower without an overwhelming sense of dread. With winter on the horizon and temperatures already going from chilly to downright cold, water heaters are working overtime to maintain a steady supply. Naturally, this is the time of year when a water heater malfunction is most unwelcome - and most likely to occur.

How To Tell if a Water Heater Needs Repairs

Whether a water heater is gas or electric, traditional or tankless, several problems can arise, and many of the symptoms are the same across most types and models. The simplest indication of trouble is a lack of hot water in the house, whether it’s not enough or none at all. This usually points to an issue with the thermostat, thermocouple, or one of the heating elements.

Evidence of a leak on any part of the unit also means trouble, but the seriousness may vary. For instance, a leaky temperature & pressure relief valve or inlet/outlet pipe connection is an easy fix, but a leaky water tank means the whole unit needs replacing.

Other indicators of water heater problems include discolored or smelly water, low hot water pressure, too-hot water, and strange sounds like popping, hissing, or banging coming from the heater.

What Causes a Water Heater To Break Down?

letters

A water heater can stop working for a variety of reasons. One surprisingly common culprit is a tripped circuit breaker. But it’s not always that simple. Safety features like temperature limit switches and flame sensors may trip and shut down the unit in error if they are dirty or faulty. In gas heaters, the pilot light or burners may not stay lit due to a defective gas valve, loose thermocouple, or grime buildup. Even electric heating elements can burn out and fail after years of use.

Mineral deposits can build up and clog inlet and outlet pipes, leading to losses in household water pressure and overpressurization of the water tank, among other things. For this reason, traditional water heaters should be professionally cleaned once a year or more in areas with very hard water.

When Should a Water Heater Be Replaced?

As mentioned above, if the water tank itself leaks, that usually means corrosion or rust is eating through the tank wall, so it’s time for a new water heater. If a water heater continually trips the circuit breaker or requires frequent repairs to function normally, it’s probably time to consider replacing it. If there never seems to be enough hot water even when everything is working correctly, the unit is probably just too small, weak, or outdated to keep up with the home’s hot water demands.

time

Water heaters usually last about 10-12 years, depending on the model, how well they’re maintained, and other factors. If the unit is old and suffers chronic problems, it may be worth replacing rather than pouring more money into repairs.
